How to check if Perplexity names your real estate agency in Dubai or Abu Dhabi

A first-time buyer looking at one- and two-bedroom flats in Al Jaddaf asked on r/dubairealestate how to find a good, trustworthy agent in Dubai. They said it was hard to tell which agents are genuine and which just repost listings or push off-plan projects. The same person could ask Perplexity. If you run one agency office, the question is whether Perplexity names you, and which pages it read to decide.

Run the check for Dubai and for Abu Dhabi separately. The answers can differ between the two cities. A Dubai answer tells you nothing about Abu Dhabi.

Ask by deal type and community

Clients do not ask for "a real estate agency." They ask about buying, renting or selling, in a particular community. Write questions the same way, and leave your agency's name out.

Keep each pair the same except for the community and city. Adapt the wording to your listings; these are not answers.

Dubai: "real estate agency for buying a 2-bedroom apartment in Al Jaddaf, Dubai"

Abu Dhabi: "real estate agency for buying a 2-bedroom apartment in Al Raha Beach, Abu Dhabi"

Dubai: "agency for renting a villa in Arabian Ranches, Dubai"

Abu Dhabi: "agency for renting a villa in Al Reef, Abu Dhabi"

Dubai: "who should I use to sell an apartment in Jumeirah Village Circle, Dubai"

Abu Dhabi: "who should I use to sell an apartment in Masdar City, Abu Dhabi"

Use the deal types you actually handle and the communities you actually work in. Put the city and community in every question rather than relying on Perplexity to know where you are.

Record the mode and the conditions

Perplexity's help page says Pro Search runs multiple searches across the web, drawing on articles, forums, videos and more, and that every answer links to its sources. The same page describes the standard mode as using fewer sources. So the mode changes what you see.

Before each question, write down the date, the mode (standard or Pro), whether you were signed in, and the device. Use a new thread for each question, and use the same mode, account and device on the second run.

Write down who was named and what was cited

Expect answers that are not agencies. Tenants in Abu Dhabi have been told on r/abudhabi to go to building management companies directly, or to pick a community on a property portal and visit in person. A Dubai buyer asked whether to buy through an agent or directly from a developer's sales team. If Perplexity gives those answers, they go in the note too.

For each question, keep:

City and community: Date, mode, signed in, device: Question: My agency named: yes / absent Named instead (agencies, developer sales teams, management companies, "go direct"), exactly as written: Cited pages, and the type of each (my site / Property Finder / Bayut / Dubizzle listing or agent profile / best-of list / review site / Reddit / news / other agency): What it said about my office, and whether it is right:

Reading the cited pages is the core of this check. The hotel version of it goes into more detail: how to check which pages Perplexity cites for your hotel. The same check in Google: AI Overviews for a dental clinic and AI Mode for a gym.

Open the cited pages

Perplexity itself encourages users to double-check sources. For every cited page, ask two things. Is your office on it? And if it is, does it describe you correctly: your office location, the communities you work in, and whether you handle buying, renting, selling, or all three?

A portal profile that lists no communities, or a page that still shows an office you moved out of, is something you can fix. A best-of list you are not on is something to note, not something to chase.

Read Reddit citations carefully

Perplexity names forums as one of its source types. Property threads in Dubai and Abu Dhabi often include agents recommending themselves, with phone numbers or "check your DMs" in the reply. If Perplexity cites one of those threads, read it. A recommendation there may be someone pitching themselves.

Do not answer this by posting in those threads yourself. Write down what the thread says and who wrote it. It tells you what Perplexity read, not what a client trusts.

Check that Perplexity can read your site

Perplexity's crawler documentation says PerplexityBot is used to surface and link websites in its search results, and recommends allowing it in robots.txt. Ask whoever runs your website to confirm that neither the site nor its CDN blocks it.

Ask again on another day

Repeat the same questions on a different day, in the same mode, in new threads. Put the two notes side by side and compare who was named and which pages were cited. There is no score to compare.

If you changed a portal profile or a community page between runs, write down what and when. Being named later does not prove the change caused it. Perplexity does not publish how it picks or weighs sources, and nothing in this check guarantees that it will name your agency.

If an agency runs this for you, see how a Dubai agency uses the report for one client location.

Whereon runs this check for one agency office and turns it into a plan: which community pages, portal profiles and review responses to fix. You or your marketing team make the changes. The first look covers one deal type in one city, checked on two separate days.
